LIST OF REQUIREMENTS

For Pag-IBIG Fund Members:

1. At least 24 months of Pag-IBIG member.
2. Residence Certificate(Husband & Wife, if married)
3. 3 pcs. 1x1 recent ID picture (Husband & Wife)
4. Marriage License/Birth Certificate
5. Certificate of Employment and Compensation, duly notarized.
6. Latest Income Tax Return/Form 2316.
7. Latest 1 mon. pay slip, certified correct by the Accounting department.
8. Proof of Billing address (water, light and mails)
9. Checking account to cover monthly amortization.
10. MSVS (Seminar every Friday 2-5:00PM, Saturday 8-11:30 AM at Pag-IBIG office, 3rd floor.
11. Valid ID (TIN card, SSS, Company ID)

For Overseas Foreign Workers (OFW):

1. 2 pcs. Photocopy of Pag-IBIG req. nos 1 to 4.
2. Job Contract w/ VISA & Passport.
3. Checking account
4. Special Power of Attorney (SPA)

For In-House Financing:

1. 1 pc 1x 1 recent picture.
2. Residence Certificate/Cedula
3. Birth Certificate/Marriage License
4. Checking account

For Self Employed/Professional:

1. PRC ID and PTR
2. Latest ITR with Financial Statements
3. Business Permit, DTI and SEC
4. Checking account.

BAD BUSINESS FOR DECA HOMES
HOUSE IN DECA HOMES - 8990 Housing Development Corporation
.
It has bee very easy for prospective clients to apply at DECA HOMES HOUSING PROJECTS
but the sad thing is, once approved and the unit has been taken-out alot of complaints arises.
.
1.) TAKE - OUT DATE WAS NOT INFORMED BY THE COMPANY'S OFFICE
meaning, some of 8990 Housing Development Corporation clients start paying their monthly amortization even without knowing it.
Some are informed 3-4 months after when the dues and penalties already reaches for more that php30,000.00 (kawawa..)

2.) MAJORITY OF THE UNITS ARE SUB-STANDARD
walls, flooring and roof are attached together like lego/bulding blocks
there is no catch basin
restroom tiles, sinks and bowl are not well attached and can easily be destoyed.

3.) PENALTIES FOR LATE PAYMENT
Once you own a DECA HOME Unit and missed to pay the monthly amortization, you will be charged php2,200 under deca homes office penalty, php 2,000++ for the check that bounced and additional php 200++ deca's fee for processing the payment
Meaning, if you pay the house for php6,700/month (standard price per 80sq/meter unit as of 2012) and missed the deadline, you have to pay the additional php4,400++ per month as the sum total of your penalty aside from the php6,700/month (monthly amortization)

4.) SINCE THE HOUSE IS SUB-STANDARD, YOU ARE ALLOWED TO COMPLAIN TO THE SITE OFFICE ( ENGR. ROSELIER B. ABANES )
They barely take action on the complaints. Wala jud action as in!!! You have to go to their office all the time. Its very tiring but it seems like they do not listen.

IN THE CONTRACT, IT WAS STATED THAT THE HOUSE WILL BE TAKEN-OUT OR BE GIVEN TO THE ONE WHO ACQUIRED IT IN GOOD AND LIVABLE CONDITION. BUT GUESS WHAT, THE WATER IN DECA HOMES IS NOT DRINKABLE/PORTABLE,
ELECTRICITY IS NOT GOOD (VERY SLOW CURRENCY), THE HOUSE HAS A LOT OF UNFURNISHED PARTS AFTER THEY HAND YOU THE HOUSE KEYS, PROCESSING WATER AND LIGHT INSTALLATION IS VERY SLOW. TAKING ACTIONS WITH THE HOME OWNER'S COMPLAINTS TAKES MONTHS!!!
YOU SEE.. THE STARING PROMISES AND CHEAP EQUITY AND RESERVATION PAYMENTS SEEMS PROMISING BUT IN THE LONG RUN, THE PROCESSING OF COMPLAINTS ARE SLOW, THE HOUSE IS EXPENSIVE FOR ITS KIND AND THE SERVICE OF 8990 Housing Development Corporation IS NOT GOOD.
